Let’s Talk About Why I Developed The Programs

People have ask me if I ever partner with anyone to do deals. I tell them yes, that’s actually how I did my first “fix & flip” deal. My partners were friends of mine and I had the knowledge and and put some cash in the deal and they put in their money and did some of the work.

Some people ask if I’d consider partnering with them. I think I’ve held back on this because I haven’t wanted to take the time to teach someone how I do the deal in the middle of trying to get the deal done. I’ve just wanted to do the deal and move on the next one.

Then I came up with the idea to create the training and if someone needs to gain some knowledge before investing, they could purchase my training and study it at their own pace. They could learn the basics and then invest in one of my deals. This would free up my time to actually concentrate on doing the deal.

Let’s Talk About Why People Want To Learn To Invest In Real Estate

The reason is because #1 investment that people want to invest in, but don’t - is real estate.

The reasons why are usually two-fold.

—They don’t know enough about investing in real estate

—They think it takes a minimum of $50,000 - $100,000 to invest

Financial experts and wealth researchers cite the primary vehicle that plays a role in creating 90% of the wealth in America, is real estate.

About My Background

I have been working and investing in real estate for a long time. As seen in my Bio on the previous page, I was investing in real estate, while I owned and managed my employee management business.

When I got started in real estate, it was as a realtor. I learned about real estate and then started searching for courses on real estate investing.

I noticed one thing with all the courses. The real estate guru told you about various ways to invest and what you could make, but they did not tell you how to do it. It was a good thing I was a risk taker, or I would have just given up.

I kept taking the courses but each time, I knew I’d have to figure out the steps to doing it, all on my own, and I did!

Early on, I realized that to make serious money in real estate, you had to buy properties low enough that you could make a profit. I began to develop my own spreadsheets so I could come up with formulas that when I built in all the costs, it would still net me a nice return on my money. I even created a spreadsheet that built in the cost to do a rehab, down to how much it cost per unit of material. It took a while, but when I finished my material list, I could easily estimate my rehab budgets.

I looked at properties below market value and I began to see that most of these properties had one thing in common. They all had issues. They were so run down that it would take a lot of money to rehabilitate them or the owner of the property had issues they were dealing with. I knew if I could help them out of their situation, I could make a nice profit.

For this reason, these are the properties I purchase. Sometimes the properties need a lot of rehab and sometimes they need just a little. These are the properties I concentrate on.

The Current Distressed Real Estate Market

A lot of the properties have an owner that is in a distressed situation – like foreclosure.

Right now, the foreclosure market is heating up.

Due to the economy, more people are suffering.

The mortgage payment is usually the highest monthly debt a family has. If it comes down to putting gas in the car to get to work so you can earn the paycheck to buy the groceries, to put food on the table for your family, the mortgage payment may fall behind.

I naturally want to help people so it makes me feel good when I can save someone from suffering through a foreclosure and help them to move on with dignity.
