We invest in properties that we can buy (renovate or improve) to increase their value and then we flip them for quick profit.
All the properties we purchase are considered "distressed real estate".
This is our purchase criteria:
- Properties that can be purchased at 65% - 75% of Value
- Properties that were built 1990 or later
- Properties that need light to moderate cosmetic rehab

To show property owners that we truly want to help them out of their difficult situation, we build in cash assistance for them at close of escrow to help them move on.
We offer opportunities for small investors to invest in properties with us and other small investors in a syndication (LLC) that we manage.
Each investor in our syndication invests a small amount (as low as $10,000) towards the purchase and rehabilitation of a property that we "flip" for profit.
Each investor shares in the profits realized from each investment.
We give our investors 60%-75% of the net profits we realize from each investment.
When investors invest with us, they usually see "double digit" returns on their cash invested.
Our investors aren't required to do any work. They invest and allow us and other experts to choose the properties, do the rehab work and sell them for quick profit.
The only requirement that we have is that each Investor needs to possess the basic understanding of real estate investing, so that they can decide for themselves if the investment is worth the risk.

If an investor has real estate investment knowledge, they can invest with us, without going through this training. They will just need to attest to the fact that they do possess the basic knowledge and they would fill out and have notarized one of our forms, either the "Sophisticated Investor" form or the "Accreedited Investor" form..
